Lake Michigan Townhomes and Cottages at Diamond Point - New Buffalo, MI

Wightman was selected as the surveying, engineering, and architectural design partner for the Lake Michigan Townhomes and Cottages at Diamond Point, an ambitious residential community featuring four townhouse buildings totaling 44 three-story, three-bedroom homes; 17 two- and three-bedroom cottages across four unique designs; and a community center complete with a lounge, recreational pool, and spa. The 12-acre site also includes thoughtfully planned amenities such as a tennis court, putting green, walking trails, and a pond, creating a cohesive and inviting neighborhood experience.
 
Wightman’s multidisciplinary team was chosen for its comprehensive capabilities and collaborative approach. From the project’s earliest stages, we partnered closely with the owner to turn a complex vision into a coordinated plan. Our surveyors, engineers, and architects provided pre-design, design, and post-design services, guiding the process from conceptual layouts to construction-ready documents. Together, we successfully navigated site challenges, assisted with the abandonment of several streets, and represented the owner through City Planning Commission and Zoning Board of Appeals approvals—ensuring alignment between design intent and regulatory requirements.
 
During design development, Wightman provided multiple site layout options for the owner’s review, supporting informed decision-making about building placement, amenities, and infrastructure. We worked collaboratively with the Michigan Department of Transportation to coordinate driveway access and stormwater management, addressing technical requirements early to avoid delays later in the process. Our team also partnered with local and state building departments to secure timely plan approvals.
 
Beyond the design phase, Wightman continued to deliver value through surveying and construction engineering services, ensuring accuracy and efficiency throughout development. Our architectural team also developed perspective renderings and marketing materials that helped the client communicate the project’s vision to potential buyers and stakeholders—bringing the community’s character to life even before construction began.
