The GTA Containers Plant project involved the development of a 112,000 square foot facility to support the installation of new equipment and accomodate future growth. A key early requirement was esablishing a reliable foundation for design and permitting, which was achieved through a comprehensive ATLA/NSPS Land Title Survey conducted in compliance with 2021 standards.
Site design efforts addressed the City of South Bend's zoning ordinane through preparation of detailed site layout, grading, and stormwater management plans. Regulatory requirements were evaluated early in the process to reduce potential approval delays and keep the project timeline on track.
To meet landscape requirements and enhance the overall site experience, a landscape architecture subconsultant was engaged to develop a plan that satisfied city mandates while improving aesthetics and long-term usability. The plan included plant sections, placement strategies, construction details, and turf calculations, contributing to a cohesive and sustainable outcome.
Regular coordination among the client, design team, and consultants ensured clear communication and timely responses to evolving project needs. Deliverables included the ALTA survey, site layout and grading plans, landscape plan, and stormwater calculations—each supporting the broader goal of delivering a functional and future-ready facility within the client's timeline.
